HOME INSPECTION PROCESS |
Every Home Inspection may vary depending on circumstances, such as size of home, time of year, time of day, and weather. The sequence below is a rough guideline. Inspections generally last 1 hour per 1,000 square feet of living space of on-site time. The outline below describes the majority of the items covered in the inspection. For more specific details, see the "Home Inspection Agreement" button noted below. |

Arrive at Home and sign Home Inspection

All agreements are to be executed by NWRI and client. At this time, both
parties are to have a clear understanding of the scope of the inspection |

Preliminary Exterior Inspection |
Home Inspector shall do a preliminary walk around the property in order
to familiarize himself with the home and site conditions. Areas of
concern that may affect the interior inspection are noted.

|
Room by Room Inspection |
During the interior inspection, each room is inspection; from the upper
floor down. Inspection includes electrical, plumbing, heating,
ventilation, cabinets, doors, windows, smoke detectors, stairs/rails,
and appliances. The majority of the inspection is conducted during this
stage. |

|
Attic Inspection |
Inspection will take place from entering the attic access. Items
inspected include insulation, ventilation, pest infiltration, and
evidence of roof leakage |

Interior Infrared Scan |
Home Inspector shall conduct an infrared scan of the interior side of
the exterior walls, doors, and windows. The first purpose of this scan
is for the inspector to become familiar with the home layout and any
initial issues. The infrared scan is to locate substantive heat loss issues such as missing insulation, weather-stripping, blown window seals, and disconnected heat runs. |

Crawl Space Inspection |
The crawl Space inspection is done by going under the home thru the
crawl space access. Inspector will go around the crawl space to locate
areas of water infiltration, inadequate vapor barrier, missing
insulation, HVAC, electrical, plumbing, and visible structural
connectors. The majority of the Structural Pest Inspection occurs in the
crawlspace |

Exterior Inspection |
Home
Inspector shall test all accessible exterior plus and hose bibs. Proper
grading and drainage away from the home and earth to wood contact shall
be inspected. Roofing, siding, windows, doors, walks, and handrails
shall be inspected. |

|
Final Report |
Payment for the Home Inspection is due at completion of the site visit.
Home Inspector shall send a PDF file of the final report to client and any
other party the client requests receive a copy of the report. The final report is
typically completed the same day as the inspection.
